1: Parmer Ranch
Parmer Ranch is located along Ronald Reagan Boulevard west of I-35. For those that need to commute, it's only 38 miles from downtown Austin, 30 miles from the Domain, and 11 miles from downtown Georgetown.
The community building strategy, which is integrated into the designs across the property and demonstrated by the amenities it provides its residents, is what makes this one of my top master plan communities. In keeping with Parmer Ranch's community-building vision, there will be expansive and open green spaces totaling 454 acres, including a 10-acre district park used as an entertainment center. There will also be an on-site food truck court with four to eight micro-businesses ranging from tacos to coffee bars and shared lounging areas where you can socialize with your neighbors and visitors. It will also have a district park, as I aforementioned. There are hiking and bike routes, an amenity pond, a dedicated fitness station, and a pavilion. There will also be an amenities center with a swimming pool and areas for recreation and gatherings and 100 acres set aside for retail office space and commercial medical space.
Parmer Ranch Schools
Georgetown I.S.D. will serve the students of Parmer Ranch. An on-site primary school and a middle school are planned as part of the development.
Parmer Ranch Amenities
It will offer all you need for modern living while remaining in the tranquility of nature. Outside the community, you'll discover Randall's four miles away and an H.E.B. six miles away. A Target, D.S.W., PetSmart, and more can be found in Wolf Ranch Town Center, which is about 11 miles away from Parmer Ranch.
Parmer Ranch Housing
When Parmer Ranch is complete, it will include a thousand single-family houses. The first phase will consist of 155 acres with a tax rate of 2.73 percent and monthly H.O.A. costs of $50. Sitterle Homes, Gehan Homes, G.F.O. Homes, and Empire Homes are the four builders available.
Sitterle Homes
Sitterle's Heritage Premier Series will include:
- An iron front entrance
- Plenty of windows for natural light
- Soft-close drawers
- Spacious covered outdoor spaces
- Hardwood floors on the main level
- Volume ceilings with extra windows
- Ceiling fans in every bedroom.
Pricing will begin in the mid-500,000s, with nine layouts ranging from 800 square feet to a little over 3,200 square feet.
Gehan Homes
In Parmer Ranch, Gehan offers two of their series, the "Journey" and the "Premiere." The square footage in the Journey series spans from 1,500 to over 2,200 square feet, and Premiere homes range in size from 1,600 square feet to over 3,000 square feet. There are seventeen different plans to choose from, ranging from $389,000 to $600,000.

G.F.O. Homes
The Freedom Series from G.F.O. Homes features:
- Beautiful granite countertops

- Spa-like owner's bathroom with mud set tile floor
- Large covered rear patios with ceiling pants
- 10-foot ceilings with an option to raise it to 11 feet
- Eight-foot interior doors as a bonus.
There are presently four-floor plans to choose from, ranging in square footage from 2,041 square feet to over 3200 square feet, with prices starting at $529000 and rising to $770,000.
Empire Homes
Empire Homes has 40- and 50-foot house lots available. The 40-foot layouts include six various floor plans ranging from 1,400 to over 2,300 square feet, with pricing starting at $300,000. The 50-foot layouts offer nine home plans to pick from. The sizes range from 1500 to 2900 square feet, with prices starting at $400,000.
2: Parkside on the River
It's west of I-35, south of Highway 29, and east of Ronald Reagan International Airport. This neighborhood is only 28 miles from Downtown Austin, 19 miles from The Domain, and 8 miles from downtown Georgetown, so it's accessible to everything. Parkside on the River is a 1,500-acre master-planned community on the banks of the San Gabriel River, which is one of the reasons it is at the top of my list, along with the rolling hills and breathtaking vistas of the hill country. Massive oak trees add to the community's charm, and there will undoubtedly be trails. There are numerous open spaces to explore, including pickleball courts, swimming pools, and commercial spaces outside the community. Gary Park and Southwest Williamson County Regional ark are also great places to go for more outdoor fun.
Parkside on the River Schools
For Schools, Students would attend either Leander I.S.D. or Georgetown I.S.D., depending on which builder you choose. There is also a proposal to set aside property for a future Georgetown I.S.D. School. For your shopping needs, The Wolf Ranch Town Center is seven miles distant and offers most of what you'll need in terms of facilities.
Parkside on the River Housing
There will be roughly 2,500 single-family homes, but the development also has plans for multi-family units. The tax rate is 3%, and H.O.A. fees are $50 Quarterly.
There are five builders to choose from Coventry Homes, Highland Homes, M/I Homes, Perry Homes, and Taylor Morrison.
Coventry Homes
Coventry Homes has 50 and 60 foot lots available, with prices starting at $580,000 for the 50 foot lots and $750,000 for the 60 foot lots. The floor plans will be functional and livable, keeping Coventry's reputation.
Highland Homes
Highland houses are all about modern living, with lots ranging from 50 to 60 feet and nine various floor designs to choose from. The square footage spans from 1,600 square feet to 2,500 square feet, and the 50 foot lots start at $640,000, and the 60 foot lots start at $737,000.
M/I Homes
M/I Homes has sold out of their first phase, and I could not obtain any information for you, so please accept my apologies. Once they have more homes to sell, you can expect granite countertops, a tankless water heater, full sod, 42-inch custom cabinets, etc.
Perry Homes
Perry Homes offers 45, 50, and 60 feet of three lot sizes. The 45-foot lot starts at 430,500 dollars, the 50-foot lot at 540,500 dollars, and the 60-foot lot at $660,000.
Taylor Morrison
Taylor Morrison will also offer three distinct lot sizes: 45, 50, and 60 feet. The 45 foot lots will provide five unique floor plans ranging from 300 to 2,200 square feet, and those start at $300,000 and go up from there. The 50-foot lot layouts come in six various floor plans that range from 2,000 to over 2,500 square feet and cost around $460,000 or more. Their 60-foot lot layouts include eight different floor plans to pick from, with square footage ranging from 2,000 to 4,100 square feet and prices ranging from $534,000 to over $646,000.
Final Thoughts about living in Georgetown Texas
Both of these neighborhoods are great new community options. They value nature, as evidenced by their decision not to cut down every tree in the area. The city of Georgetown has a role in this as well. In terms of lifestyle, tree protection is a crucial issue here. These two communities offer both active and tranquil neighborhoods, allowing you to slow down and appreciate your family, friends, neighbors, and the outdoors.
However, Parmer Ranch has a slight advantage over Park Side on the River because of the lower tax rate and slightly lower price point.
